Buccini/Pollin Group – Wilmington, DE Facts
Anyone who has visited Wilmington, DE over the past few years is familiar with the revolutionary changes that are taking place there. Revitalization projects are nothing new to The Buccini/Pollin Group and neither is their great impact on the community.
Justison Landing
The area along the Christiana River in Wilmington, known as Justison Landing, is thought to be Delaware's only live/work/play project:
- The Buccini-Pollin Group's $500 million Justison Landing project involves the development of five parcels of land totaling approximately 11 acres and the construction of 260 condominiums, 50 townhouses, 184 loft units, 196 apartments, 98,000 square feet of retail space, and 300,000 square feet of commercial space.
- One of the project's greatest challenges was cleaning up otherwise-barren brownfields along the Christina River waterfront. When completed, this site will also contain the city's Public Works Yard, a state Department of Transportation maintenance building and the Wilmington Rowing Center.
- The project architect is Burt Hill of Philadelphia. The Justison Landing property is owned by the city and state.

500 Delaware Avenue
Buccini/Pollin owns 25% of the office space in downtown Wilmington – over 1.5 million square feet in eight different buildings. The most recent major project in downtown Wilmington is 500 Delaware Avenue:
- Located at the entrance of the Central Business District in Delaware, 500 Delaware Avenue is the premiere office building in downtown Wilmington.
- When completed in 2006, it was the first new multi-tenant office tower to be built in the City of Wilmington in more than 15 years.
- Spanning 15 floors with 371,222 square feet of available office space, and 550 parking spaces in an adjacent covered parking facility, 500 Delaware Avenue is the dominant trophy-class property in the city's skyline.
- The office tower sits less than a quarter of a mile from the entrance to Interstate 95 and is just blocks from the Wilmington Amtrak Train Station.
Market Street
Currently, The Buccini/Pollin Group is working on revitalizing Market Street, Wilmington's historic and cultural main street. Ultimately, through strategic planning and cooperation with public institutions and other private enterprises, Market Street will see a major residential presence that will reinvigorate the ground floor commercial storefronts with restaurants, bars, quaint retailers and galleries. It will also act as a catalyst to adjacent neighborhood development:
- Market Street is their most ambitious urban initiative to date, with a goal of 136 new hotel rooms, 200 new residential units, 106,388 SF of retail space and 36,133 SF of additional commercial space.
- The Buccini/Pollin Group is estimating the total cost of the Market Street redevelopment effort to be in the neighborhood of $170 million
- Plans include an architectural dream team dedicated to maintaining and accentuating the unique architectural character of Market Street to ensure the authenticity of each property.
